Rules and Regulations
Seaside Cottages wants everyone to be happy and feel safe living in our community. Please treat your neighbors and others in the park as you would like to be treated. Please use good judgment and conduct yourself in a respectful, friendly, courteous and safe manner. All problems and issues should be promptly reported to our management staff. No convicted felons will be allowed on the park premises.
All patrons who submit an application will undergo a background check, credit check and must provide income verification.
1.) Tenant shall not allow any loud noise to be emitted from the premises which would
interfere with, annoy, or disturb aby other tenants of the Landlord.
2.) Must be 21 years or older to lease a lot.
3.) ONLY 6 visitors will be allowed per site per visit.
4.) The speed limit is 5mph throughout the park.
5.) There should be no loud noise between the hours of 10:00pm and 7:00am.
6.) Tenant shall not display alcoholic beverages outside of the premises or allow others on
premises to do the same.
7.) Tenant shall not allow illegal drugs, such as marijuana, cocaine or other narcotics to be
on or about the premises. This restriction shall not apply to drugs prescribed by a physician
licensed in the United States or sold over the counter.
8.) Wood firepits are not allowed. Propane firepits are allowed. Grills must be placed on
concrete pad.
9.) Do not dispose of cigarette butts on park property.
10.) Tenant and his invitees shall not be in possession of firearms or fireworks.
11.) Tenant shall not allow drives to become blocked by the action of the tenant or any of
the tenant's invitees, nor shall tenants or his invitees operate motor bikes, motorcycles,
mopeds, mini-bikes, go-carts, three wheelers or four wheelers or the like within the park.
12.) Generally, Tenant shall undertake to so order the conduct of person using the leases
premises so as to maintain the atmosphere of a family RV park.
13.) Only two (2) vehicles per lot, unless approved by Managment.
14.) Two (2) pets allowed under 70lbs each, when fully grown. (unless approved by
management). Only pets allowed are dogs, cats, small bird or fish. No aggressive breeds.
(Proof of vaccine records or rabies shots). Must be kept on a leash at all times. (No longer
than 8ft long). No visiting pets. Clean up after your pet and dispose of properly. No
excessive barking. Any complaints received about any pet constitute the removal of the pet
from the park permanently. Any aggressive behavior by any pet is grounds for immediate
removal and restriction of the pet from the park grounds. Any loud, disobedient or
excessively barking pets will be asked to remove the pet immediately.
15.) Management may reject any pet at any time.
16.) Lot numbers must be posted on the front of the RV in order to assist the Police and Fire
Dept. In provision of emergency services.
17.) Boats will not be allowed to be parked on lots or driveways, they will have to be parked
in boat storage area. (fees charged for boat storage).
18.) No decks or building of any type will be allowed over and/or above the unit.
19.) All RV/Park Model Units will have to be underpinned with white vinyl and a deck to be
built within 60 days. All units must be blocked and strapped down.
20.) Utility buildings can be no longer than 8 feet by 8 feet. They will have white vinyl siding
and white metal roof only. All utility buildings must be located on a spot approved by
Landlord in writing. Only one (1) utility building will be permitted per lot.
21.) No tents will be allowed on any lot.
22.) Tenant shall not store on the premises any equipment, materials, vehicles, trailers,
boats or anything else which detracts from the aesthetic qualities of the park. The decision
of the Landlord as to what constitutes an unsightly condition shall be binding on the Tenant
and Tenant shall immediately remove any such items, or repair any such condition, upon
receipt of notice from Landlord requesting such action.
23.) There shall be no planting of any kind, including but not limited to shrubbery, tress,
vegetables or other plant without prior, written, consent of the Landlord. Landlord shall be
entitled to withhold consent at its sole discretion. No shrubbery, trees or plants shall be
removed, once planted.
24.) No clotheslines will be permitted.
25.) All vehicles, including but not limited to cars, trucks, low-speed vehicles and golf
carts, may only be driven by persons with a valid license that are 18 years of age or older.
All drivers shall obey the traffic laws and signs within the park. There shall be no operation
of vehicles while under the influence of alcohol or other drug, no lap driving will be
tolerated. The Landlord reserves the right to ban a Tenant from using or maintaining a golf
cart or low-speed vehicle within the park for violation of this rule, as determined in the sole
discretion of the Landlord.
26.) No skateboarding allowed in the park. No motorcycles, 4 wheelers ATV’s ect. Allowed.
Golf carts allowed.
27.) Washing of vehicles is not permitted.
28.) No Subleasing or loaning out your RV to any other guests or family.
RV and Park Model Standards:
1.) No RV’s older than 10 years (unless approved by management). Pictures may be
requested to assess condition.
2.) Accepted RV’s must be moved off the lot when RV is 10 years old, unless approved by
management.
3.) New Park Models may lease until 20 years old, if unit is kept in good condition. Must be
off the lot at 20 years old and not sold or transferred.
4.) Old Park Models are at management discretion. Lease terms limits may apply, and be
determined on a case-to-case basis.
NOTE: The above standards are guidelines only. Therefore, Park Managment has the right
to refuse or reject an RV/Park Model based on appearance or age of unit. All units will be
based on Managment's discretion. An inspection may be required of older units.
Managment reserves the right to amend and promulgate the rules and
regulations at any time.
Golf Carts:
1.) Golf Cart owners must carry liability insurance and must submit a copy to Park
management.
2.) All golf carts must display a 2021 decal/sticker.
3.) Speed limit is 5 mph.
4.) Golf cart drivers must be 18 years or older.
5.) Driving while intoxicated is PROHIBITED.
6.) Driving a golf cart after 10pm in the resort is PROHIBITED.
7.) Loud, disruptive or profane music from cars or golf carts is prohibited and may result in
termination of Lease and/or may result in removal of vehicle.
8.) Violating any of these rules will result in a $250.00 fine, termination of golf cart
privileges, and Tenant will jeopardize their Lease Agreement.
